Real briefs in.
Finished files out.

Nine jobs from a practice’s week, given to the ArchX UK edition: planning, Building Regulations, party wall, tendering, site, drawings and fees. Here is each brief, the files that went in and the files ArchX saved.

Nine jobs. Every file real.

We gave ArchX the jobs a practice does every week, in the practice’s own words. It read the files, did the work and saved the results in the project folder.

Fictitious test projects for the UK edition. Harbour Lane Architects Ltd, 14 Larch Walk in Sevenoaks, 27 Orchard Lane and every practice, client, neighbour and contractor on this page are invented for testing. The work on them is real.

Planning, measured and argued.

Marked copy of proposed ground floor plan LW-200: the 45-degree line from the end of the extension back to the neighbour’s kitchen window, in red, and the centre-based line in blue, with “2.50 m beyond line” dimensioned.
ResultLW-PA-03 · 45° check drawn on LW-20052 min 43 s

Job 01Planning3 requests · 52 min 43 s

A householder extension, checked before the council sees it.

The brief

“Tell me whether this could go ahead as permitted development or needs planning permission, condition by condition, with the measured value and the limit. Check it against Sevenoaks District Council’s Residential Extensions SPD … Draw the 45-degree check on the plan if you can.”

Then: check the drawing set, the validation checklist and a drawing register. Then: the heritage statement and the floor areas.

  • Not permitted development: 4.00 m deep against a 3.00 m limit, eaves 3.075 m against 3.00 m near the boundary. The route is a householder application.
  • The 45° test to No. 12’s kitchen window, drawn on the plan and on the elevation: the extension crosses the line by 2.50 m.
  • Drawings checked sheet against sheet: parapet 3.10 m on plan and elevation, 3.30 m in the section; window W10 missing from the side elevation.
  • Application fee £548. Extension 21.46 m² GIA and 25.60 m² GEA for the form and the CIL question.

Job 03Building Regulations3 requests · 26 min 10 s

Building Regulations, CDM and party wall. Notices included.

The brief

“Planning is in for 14 Larch Walk. Now Building Regulations … Which route do you recommend … A checklist of the Approved Documents that apply to this extension, with the values the design has to meet. State the edition of each document. … Files I can send to the clients and the engineer, please.”

Then: CDM 2015 duties in three situations. Then: party wall notices for three situations, as documents ready to sign.

  • Route: full plans to the council, with the reason a building notice may be ruled out by the shared drain under the extension.
  • Approved Documents checklist with the edition of each document and the values the design has to meet.
  • CDM 2015 for three set-ups: the 600 person-day job is notifiable to the HSE, even with one contractor.
  • Eight party wall notices under sections 1, 3 and 6, each with a covering letter and a response form. PWN-01 is ready to sign.

  • Mereworth: lowest on paper at £65,330, but rear wall, patio and steel beam left out. £69,906.50 for comparison.
  • Oakden: drainage sum cut to £2,000 instead of £3,000, asbestos excluded, open for 30 days instead of 56.

Survey notes in. Plans, two options and 3D massing out.

The brief

“From the measured survey notes in Survey/, please draw the existing ground floor plan of 27 Orchard Lane as a DXF in millimetres – our title block with drawing number OL-100, status SURVEY, scale 1:50 at A3 – with room names, dimensions, a scale bar and a north point, plus a PDF of the sheet.”

Then: two options for a rear extension, 4.0 m with a flat roof and 3.0 m with a pitched roof, each as a plan and a 3D massing model.

  • Existing plan OL-100 as a DXF in millimetres, on the title block at 1:50 on A3, with room names, dimensions, scale bar and north point.
  • Options A and B drawn on the same coordinates: the existing house lines up exactly in all three DXFs.
  • A conflict in the survey notes found and stated on the sheet, with the assumption the drawing uses.
  • Two 3D massing models, a viewer the clients can open and four views.

A new architect added, the project set to Wales. By asking.

The brief

“I’m new to this app. Our second architect, Sam Okafor (ARB registration 0654321), has joined the practice – please add him so he can appear on the letters he signs. Where will the documents you prepare for this project be saved, and how do I see them? Also, this new enquiry is in Monmouth – does that change anything for this project? Please set it up correctly.”

Before you ask.

Are these real results?

Yes. Every file named on this page is a file ArchX saved in the project’s Results folder, under that name. The pictures are crops of those files and of the app. The projects are fictitious; the work is not.

How was ArchX briefed?

In English, in the conversation, with the project files in the folder. Follow-up requests went into the same conversation. The quotes on this page come from those briefs, shortened where marked with an ellipsis.

Can we try it on our own project?

Yes. ArchX runs on Mac and Windows with your own ChatGPT account or API key. Give it the first job from your own project folder, or book a 20-minute demo and watch it work on a job like yours.
